Chris was admitted to the Florida Bar in 1997 and the United States District Court for the Southern District of Florida and the United States Bankruptcy Court for the Southern District of Florida in 1999. Today, he concentrates his practice in the areas of Commercial and Residential Real Estate, Foreclosures, Foreclosure Defense, and Commercial Litigation. During his time at Nova Southeastern University, Mr. Fernandez-Davila attained academic success which led him to be invited and inducted into the Nova Law Review Journal. He was also an active member in the Nova Trial Association, which exposed him to litigation strategy and courtroom tactics. Mr. Fernandez-Davila was admitted to the Florida Bar in November of 2013 and now focuses his practice in the areas of Foreclosure Defense, Real Estate Transactions, Short Sales and Loan Modifications. As a title company, it is our job to examine all the publicly recorded historical documents of that property to ensure that there are no red flags on your new purchase. There are a plethora of problems that can jeopardize a homeowner’s clean title. These problems include, but are not limited to: liens due to work left unpaid on the property or unpaid taxes, mortgages left unsatisfied by previous owners, land use restrictions, or even mistakes or deceit/fraud in the documentation used to transfer property rights from one previous owner to another previous owner. Therefore, our diligent attorneys go through the historical recorded documentation of the home to determine whether there are any problems with title, and after thoroughly reviewing these documents, issue an insurance policy covering and protecting your rights against any other claims brought by others on your property.
The title insurance system works as follows: If a previous claimholder or owner comes into the picture placing your title rights in jeopardy, the title insurance policy protects the current insured homeowner by legally defending your right to title and ownership, and also by taking care of all of the costs that would be incurred to settle the case, if it does turn out that there is a valid previous claim.
